香港天晋3期至尊现金付款计划 
  Supreme Cash Payment Plan 
 
此付款计划只适用于购买售价为港币$7,500,000或以上的住宅物业(但不包括第(4)(E2)段所述之特选住宅物业)之买方。
This payment plan is only applicable to the Purchaser of a residential property with the price at HK$7,500,000 or above  (but excluding the Privilege Residential Properties as set out in
paragraph (4)(E2)).
 
注:在第(4)(C2)段中,『售价』指本价单第二部份中所列之住宅物业的售价,而『楼价』指临时买卖合约中订明的住宅物业的实际售价。因应相关折扣  (如有) 按售价计算得
出之价目,皆以向下捨入方式换算至百位数作为楼价。买方须为于同一份临时买卖合约下购买的所有住宅物业选择相同的付款计划。
Note: In paragraph (4)(C2), “price” means the price of the residential property set out in Part 2 of this price list, and “purchase price” means the actual price of the residential property set out
in the preliminary agreement for sale and purchase. The price obtained after applying the relevant discount(s) (if any) on the price will be rounded down to the nearest hundred to determine
the purchase price. The Purchaser must choose the same payment plan for all the residential properties purchased under the same preliminary agreement for sale and purchase.
 
(i)  支付条款
The Terms of Payment
 
于签署临时买卖合约时,买方须缴付相等于楼价的 5%作为临时订金,请带备港币$100,000 银行本票以支付部份临时订金,抬头请写『孖士打律师行』。请另备支票以
缴付临时订金之馀额。
The Purchaser shall pay the preliminary deposit equivalent to 5% of the purchase price upon signing of the preliminary agreement for sale and purchase. Please bring along a cashier
order of HK$100,000 made payable to “MAYER BROWN JSM” for payment of part of the preliminary deposit. Please also prepare a cheque for payment of the balance of the
preliminary deposit.
 
1.  临时订金即楼价 5% (『临时订金』)于签署临时买卖合约时缴付,买方须于签署临时买卖合约的日期后 5个工作日内签署买卖合约。
A preliminary deposit equivalent to 5% of the purchase price (“preliminary deposit”) shall be paid upon signing of the preliminary agreement for sale and purchase. The
agreement for sale and purchase shall be signed by the Purchaser within 5 working days after the date of signing of the preliminary agreement for sale and purchase.  
 
2.  加付订金即楼价 5%于签署临时买卖合约的日期后 60日内缴付。  
A further deposit equivalent to 5% of the purchase price shall be paid within 60 days after the date of signing of the preliminary agreement for sale and purchase.
 
3.  楼价 5%于签署临时买卖合约的日期后 120日内缴付。
5% of the purchase price shall be paid within 120 days after the date of signing of the preliminary agreement for sale and purchase.
 
4.  楼价 85%(楼价馀额)于签署临时买卖合约的日期后 180日内缴付。
85% of the purchase price (balance of purchase price) shall be paid within 180 days after the date of signing of the preliminary agreement for sale and purchase.

(ii)  售价获得折扣的基础
The basis on which any discount on the price is available 
 
1.  付款计划优惠
Payment Plan Benefit
 
如买方选择第(4)(C2)段所述的付款计划,可获 6%售价折扣优惠。
A 6% discount on the price would be offered to the Purchaser if the Purchaser elects the payment plan stated in paragraph (4)(C2).
 
2.  置业售价折扣
Home Purchase Price Discount
 
(a)  凡于2014年9月30日或之前签署臨时买卖合约,买方可获2.68%售价折扣优惠。
Where the preliminary agreement for sale and purchase is signed on or before 30 September 2014, the Purchaser will be offered 2.68% discount on the price.
 
(b)  如买方于签署臨时买卖合约时不选择置业售价折扣,则买方可获卖方提供第(4)(C2)(iii)1段所述之印花税优惠。为免疑问,就每个住宅物业,买方只可享有置业
售价折扣或第(4)(C2)(iii)1段所述之印花税优惠。买方须为于同一份臨时买卖合约下购买的所有住宅物业选择相同之优惠。
If the Purchaser does not choose the Home Purchase Price Discount upon the signing of preliminary agreement for sale and purchase, the Stamp Duty Offer(s) set out in
paragraph (4)(C2)(iii)1 will be offered to the Purchaser. For the avoidance of doubt, for each purchase of a residential property, the Purchaser is only  entitled to either  the
Home Purchase Price Discount or the Stamp Duty Offer(s) as set out in paragraph (4)(C2)(iii)1. The Purchaser must choose the same offer for all the residential properties
purchased under the same preliminary agreement for sale and purchase.
 
3.  置轻鬆售价折扣
Relaxing-Purchase Price Discount
 
(a)  如买方于签署臨时买卖合约时选择置轻鬆售价折扣,买方可获3%售价折扣优惠。
If the Purchaser chooses the Relaxing-Purchase Price Discount upon the signing of preliminary agreement for sale and purchase, the Purchaser will be offered 3% discount
on the price.
 
(b)  如买方于签署臨时买卖合约时不选择置轻鬆售价折扣,则买方可向卖方指定财务机构(『指定财务机构』) 申请第(4)(C2)(iii)2段所述之首24个月免息免供第二按
揭贷款。为免疑问,就每个住宅物业,买方只可享有置轻鬆售价折扣 或申请第(4)(C2)(iii)2段所述之首24个月免息免供第二按揭贷款。买方须为于同一份臨时买
卖合约下购买的所有住宅物业选择相同之优惠。
If the Purchaser does not choose the Relaxing-Purchase Price Discount upon the signing of preliminary agreement for sale and purchase, the Purchaser can apply to the
Vendor’s designated financing company (“designated financing company”) for the First 24 Months Payment Holiday Second Mortgage Loan set out in paragraph
(4)(C2)(iii)2. For the avoidance of doubt, for each purchase of a residential property, the Purchaser is only entitled  to either enjoy the Relaxing-Purchase Price Disc

 

1.  印花税优惠
  Stamp Duty Offer(s)
如买方于签署臨时买卖合约时不选择第(4)(C2)(ii)2段所述之置业售价折扣,则买方可获卖方提供下述印花税优惠:
If the Purchaser does not choose the Home Purchase Price Discount as set out in paragraph (4)(C2)(ii)2 upon the signing of preliminary agreement for sale and purchase, the
Purchaser will be offered the following Stamp Duty Offer(s):
(a)   印花税现金回赠
 Stamp Duty Cash Rebate
(I)  凡于2014年9月30日或之前签署臨时买卖合约,买方在按买卖合约付清楼价馀额后,可获卖方提供印花税现金回赠(『印花税现金回赠』)。印花税现金回
赠的金额相等于买方就买卖合约应付的从价印花税的70%及(如适用)买家印花税的70%。
  Where the preliminary agreement for sale and purchase is signed on or before 30 September 2014, after the Purchaser has settled the balance of the purchase price in
accordance with the agreement for sale and purchase, the Purchaser shall be entitled to a Stamp Duty Cash Rebate (“Stamp Duty Cash Rebate”) offered by the Vendor
equal to the total amount of 70% of ad valorem stamp duty and (if applicable) 70% of buyer’s stamp duty chargeable on the agreement for sale and purchase.
(II)  在签署买卖合约之时(除非卖方另外同意),买方须向卖方代表律师支付买卖合约及(如印花税条例要求)临时买卖合约的从价印花税(包括加盖买卖合约副本
的定额费用);及(如适用)买家印花税,以使卖方代表律师安排在印花税条例订明的时限内让印花税署署长为买卖合约及(如印花税条例要求)临时合约加盖
印花。
  Upon signing of the agreement for sale and purchase (unless otherwise agreed by the Vendor), the Purchaser shall deposit with the Vendor’s solicitors the amount of
ad valorem stamp duty on the agreement for sale and purchase (including the fixed fee for stamping a counterpart of the agreement for sale and purchase) and (where
required by the Stamp Duty Ordinance) the preliminary agreement  for sale and purchase; and (if applicable) the amount of buyer’s stamp duty, for the Vendor’s
solicitors to arrange for the agreement for sale and purchase and (where required by the Stamp Duty Ordinance) the preliminary agreement for sale and purchase to be
stamped by the Collector of Stamp Revenue within the time limit prescribed by the Stamp Duty Ordinance. 
 
(III)  买方须于付清楼价馀额之日或买卖合约内订明的发展项目的预计关键日期(以较早者为准)前最少30日以书面(连同就买卖合约应付的所有印花税的正式缴
付收据)向卖方申请印花税现金回赠,卖方会于收到申请并确认有关资料无误后将印花税现金回赠直接用于支付部份楼价馀额。
